Pere Marquette; a National Scenic and Wildlife River
The #18 Caddis fly lands softly on the surface. The early morning sun sifts through the pines and dances on the water. A sudden swirl and the fly is gone. A hefty brown makes a beeline for fast water. Fish on.

It’s a moment often repeated here at Cannon’s River Ranch. Where seven miles of blue ribbon trout waters—with your private land on both sides—meander through some of the most wondrous pine and hard wood forests. 685 acres to be exact. More than enough space to let your thoughts wander and explore and enjoy the majesty of northern Michigan. It’s a singular setting on the renowned Pere Marquette; a National Scenic and Wildlife River. And it could all be yours. Go ahead, you deserve it.

HISTORY

They’re not making any more of this.

“The Cannon Lodge”, as it’s known to anglers, has been a private family/corporate retreat for over four generations. Situated on a wide-open bend on the famed Pere Marquette River, the lodge was hand-built in the 1930s by Robert Irwin; who owned a furniture manufacturing company in Grand Rapids. The main lodge is crafted in the classic Adirondack style, with an exterior made of native northern pine and an interior outfitted with rare wormy chestnut. A nearby footbridge spans the river, giving you immediate access to countless adventures amid sand dune hills and winding forest trails. You can also access a large cedar dock, where you can launch a kayak to explore over four miles of private waterfront, on both sides of the river.

Cannon River Ranch also includes four well-conditioned cabins, each located directly on the banks of the Pere Marquette. On cool summer evenings, you can practically hear the fish “sipping” gray drakes off the surface. To date, no structures have been constructed on the east side of the river, which includes 175 acres of undisturbed wilderness. The land here features sweeping views of western skies and broad view corridors to the river below. There are several put in spots to the river, making this an unequaled estate property with a host of options.

DEVELOPMENT

685 acres provides a lot of ownership options.

The Cannon River Ranch presents you with great ownership opportunities. You can simply enjoy it as a premier Northern Michigan getaway for you, your family and friends. Or you may opt to divide the property into parcels, providing others the chance to own a piece of the Great North Woods. You may also choose to develop the property based on your own vision. In short, your options are as wide open as the northern night sky.

The great outdoors doesn’t get any better.

If you like the outdoors, you’ll love it here. With 685 pristine acres and miles of private riverfront, Cannon’s River Ranch gives you so many opportunities to enjoy an active, outdoor lifestyle.  Come cast a fly to a rising brown. Kayak your own, cool-running river. Bike the trails that wind through the property. Or explore your natural domain on horseback. The property connects with the North Country Trail and is surrounded by State and National Forest, giving you even more riding, hiking and biking options. At day’s end, gather around the fire and hear nature come alive under a canopy of stars.

685 acres too much to chew? How about biting off 158 acres.
